Homeownership is often the largest single investment for many. Many buyers at the National have stated that investment was part of their home purchase decision. These investments generally fall within three categories.
Buying for Investment - Investors seek properties for long-term returns, either by renting them unfurnished throughout the year or furnishing them for seasonal use to attract a different type of tenant.
Purchasing now, for future use - These buyers intend to furnish the home and rent for the full busy seasonal months, or maybe part of the season. If successfully rented for a few months in season, the rents can offset the costs of owning the home.
Buying as a second or fulltime home - These buyers are purchasing for their own personal enjoyment, but a smart, well informed purchase, can turn into a very nice investment over the long-term.
Important Investor Notice
Investors are consistently drawn to new construction, particularly in a thriving real estate market like the one experienced in the Naples area during 2021 and 2022. The combination of escalating home prices and the lack of affordable new construction in the region made the National GCC an irresistible choice for investors.
This large influx of investors resulted in an excess of rental properties at the National. Among all the communities in the Naples area, regardless of their size, the National GCC stands out with the highest number of unoccupied homes listed for rent on the MLS.
The chart below shows the recent surge in average home prices at Naples Heritage, Cedar Hammock, Forest Glen and Heritage Bay. All four are bundled golf communities developed by Lennar in the Naples area.
